How much does it cost to build a house ?
he whole project was a success, and the cost of the construction was 10 thousand USD. These are costs in Polish conditions (sample prices of materials will be given in the further part of the description, thanks to which everyone will be able to calculate the approximate cost in their country). Our calculations show that the cost of building such a house can on average be between 20 and 30 thousand USD depending on your country. The construction costs do not include the price of the plot of land, because they are very different, depending on the location in your country. Our manual is based on the experience of real construction that we have carried out ourselves, without the help of qualified people from the construction industry. Our technology

When designing our house, we wanted to reduce costs, time, and complexity of construction as much as possible. For this reason, we chose the construction of the skeleton house.
– Walls and flooring
The walls are made in frame technology (walls and floor are SIP panels). Each investor can change the insulation of the walls on his own, e.g. to mineral wool or PUR spray foam. The walls on the inside are finished with drywall or wood.
– Roof
The roof is made of sheet metal tiles in any color. The manual can also be made of various materials (polystyrene foam, wool, PUR foam).

Advantages of small house designs

  • speed of construction – the house can be built by 2-3 people in about 3 weeks,
  • no time-consuming laying of foundations,
  • energy-saving, modern infrared electric heaters can be used for heating,
  • any elevation color,
  • satisfaction from building a house with your own hands,
  • no loans,
  • possibility of expanding the house to 70m2 or even 95m2 (two or three buildings can have connected entrances, built in stages)

The manual does not contain information on how to make electrical installations, water pipes or house connections. Each country has different requirements for electricity, connections, and requirements for water and sewerage systems.

  • 1m2 of sheet metal per roof – about 10 USD,
  • 1m2 of siding – about 10 USD,

  • 12mm Oriented strand board – about 10 USD per sheet,
  • 25mm Oriented strand board – about 35 USD per sheet,
  • 1L of internal white paint – about 5 USD.

How to build a house cheaply – some facts on how we did it

1. Preparation of the ground and foundation

Our project is placed on 18 reinforced poles sunk to a depth of 1.2m (it is a depth adjusted to Polish conditions, in each country the depth of freezing is different and should be checked. The total cost of preparing the foundations in Polish conditions is about 300 USD.

In addition, to increase the strength of the floor we used a special mesh under the floor for uninvited guests (mice, rats, martens, etc.).

2. SIP panels – wall and floor construction

The walls of the building were made of SIP panels. SIP panels are one of the best and cheapest insulation technologies. The advantage of this technology is the coolness in the house in summer and minimal heat loss in winter. This results in very high energy efficiency of the house. Mechanical and gravitational ventilation makes us feel comfortable inside the building, both in summer and winter.

In this project we used insulated ceiling. The ceiling is low, because in this case we have a smaller area to heat up (since the heat goes up). It would be pointless to make a high ceiling and lose heat as a result.

3. Windows

We used 6-chamber plastic windows, which are very well suited for this construction.

4. Electricity

The electrical system has been completely moved to the attic, thus avoiding a lot of work in laying cables in the walls. The cables are lowered from top to bottom in a straight line. In the attic, the installation is secured in tubes and airtight boxes.

5. Facade

For the facade of the building I used siding, which is very easy to lay and clean and is resistant to weather conditions. You can use any elevation, e.g. a facade board, but remember – these are hints how to build a house cheaply and quickly :).

6. Ventilation

I used gravitational and mechanical ventilation.

8. Roof

The roof is made of metal roofing panels that fits perfectly into the project. They are easy to install and the visual effect is satisfactory :).
